We’ve had 40 years to find the right process, minimizing the stress of building your dream home and never cutting corners on quality. Here’s how we do it.
Understand your vision
Bring us images that inspire you, stories of how you use your spaces, and your list of must-haves.
We will work with you to set a budget
Once we know what your dream home looks and feels like, we’ll work together to find a budget that’s right for you.
Decide together on custom or semi-custom
You’ll choose to build an entirely unique home or one that incorporates some of our tried and true, high quality, pre-set features.
Make a site plan
We’ll take all of our conversations with you and turn them into a comprehensive plan that coordinates materials, trades, and timelines — and keeps you in the loop as we work.

Consultation
The K. James team will meet with you to learn about your vision for your new home, what kinds of spaces — both interior and exterior — you’ll need, and build a budget. This may take place over a series of meetings, to make sure we get it right.

Concept drawings
You’ll meet with one of our go-to architecture firms to review initial drawings that visualize your dream home, based on our conversations with you.
Working drawings
We’ll work with the architects to turn those concept drawings into detailed documents, which we’ll use to submit a permit application and begin building your home.
Building

Building
Start
Once we finalize a site plan and receive the permit to start building, we kick off construction. This is the exciting part.
During
While we build, you’ll work with our go-to designers to choose fixtures and details that fit within your vision. Meanwhile, we’ll send you regular updates that keep you informed on the build’s progress. You’ll have complete control throughout, with opportunities to make any and all changes to make sure your new home is exactly how you want it to be.
Completion
Your new home will be inspected, and we’ll provide you with a manual and all relevant warranty materials. Welcome home!

FIRM BID CONTRACTS WITH K.JAMES
Sometimes called a stipulated price contract, this contract sets out a firm budget that includes everything inside and outside your home — and the build sticks to it. Any costs that you decide to add on throughout the build (for example, if you decide on a different light fixture than you originally chose) are tracked and billed through a change order process.
